The most anticipated development project in Prince George’s County saw the multi-story garage go up first, followed by the main entertainment area, which has a glass-ceiling conservatory, outdoor terrace and 21-story, 300-key hotel tower. SETTY provided energy modeling services and prepared a computational fluid dynamics analysis for the MGM building and garage. SETTY’s scope included supporting the project to attain critical LEED Credits EAp2 and EAc1.

The space was simulated for winter and summer days with loads matching the design conditions. Design flow rates and temperatures were applied to the model as boundary conditions. The results showed that using floor returns may cause issues with short circuiting and high velocities in the occupied space. In heating, without a radiant floor, there is temperature stratification and supply air does not reach the floor level. Using ceiling level returns and a radiant floor helps to alleviate both concerns. Based on these results, SETTY recommended the use of high returns with a radiant floor.
